We won't know for sure until we actually move in and deal with it then, essentially its a low risk issue.

The problem we had was that our buyers went from 'we want to move as soon as possible' to 'we can't possibly move until June' when we started talking completion dates, they were really messing us about. There isn't anything major stopping the move, the buyers are in a rented flat and weren't willing to move as they were still paying rent. This morning my vendors, on finding out that the only thing stopping everything was my buyers and one month's rent, have offered to pay the rent for them for one month. So hopefully now we just have to sort the completion date!

(Haribo's are now half gone as are most of the giant chocolate buttons)

These days everyone errs on the side of caution, I suspect that the surveyor stated that the ceiling "may" contain asbestos, in other words it's a CYA excercise for him. Although, there never seems to be any comeback on the findings (or not) of surveyors... ergo a friends morgage company insisted on 3 separate wood worm/rot surveys that "found traces" of both in the loft, and nowhere else... oddly enough, when I went to the house (after it had been purchased) the loft had no traces of wood worm or rot, however, the downstairs floor joists and floorboards were all rotten to the point that the floors were held up by a combination of woodworm holding hands and carpet tension... something that was immediately obvious by the way it moved when you walked over it... of course any claim to the survey companies was just rejected...
